ON-DMAND Terms of Use

1. Acceptance of Terms

These Terms of Use (“Terms”) apply to all users, including property owners, visitors, and any other persons accessing or using ON-DMAND Estate Stewardship (collectively, “Users”).

By accessing or using our services, you confirm that you have read, understood, and agree to be legally bound by these Terms. ON-DMAND provides professional estate stewardship and concierge services. If you do not agree to these terms, you must discontinue use of our platform and services immediately.

2. Role of ON-DMAND

ON-DMAND operates as a boutique estate stewardship firm. We provide proactive property inspections, vendor coordination, and lifestyle concierge services. While we manage and oversee third-party vendors (e.g., landscapers, dock repair, maintenance crews), ON-DMAND is not a licensed real estate broker or legal advisor. Our role is to act as a single point of accountability for the protection and maintenance of your estate.

3. User Responsibilities & Eligibility

  • Service Scope: Our services are primarily designed for owners of high-value properties (typically valued between $1M and $10M+) in Lake Lanier and the North Georgia region.
  • Accuracy of Information: Users must provide accurate and complete information regarding their property, access protocols, and service requirements.
  • Authorization: By hiring ON-DMAND, the property owner confirms they have the legal right to grant our team and authorized vendors access to the estate.

4. Stewardship & Service Standards

To maintain the highest level of quality, ON-DMAND follows strict operational guidelines:

  • Discretion & Privacy: We follow professional confidentiality protocols. Your privacy is our priority, and we do not disclose client or property details to unauthorized third parties.
  • Proactive Inspections: Our team performs scheduled checks (weekly, bi-weekly, or monthly) based on your selected plan, providing photo-documented reports after every visit.
  • Vendor Coordination: We act as your representative to manage maintenance and projects, ensuring work is completed to your estate’s standards.

5. Limitation of Liability

To the maximum extent permitted by applicable law, ON-DMAND, LLC shall not be liable for any indirect, incidental, or consequential damages. While we provide meticulous oversight, ON-DMAND is not responsible for the specific workmanship of third-party vendors or pre-existing structural issues of the property. Our total aggregate liability is strictly limited to the fees paid by the client during the twelve (12) months preceding any claim.

6. Indemnification

Users agree to indemnify and hold harmless ON-DMAND, its directors, and employees from any claims, losses, or expenses arising from a breach of these Terms, or any third-party claims related to the property that are outside the direct control of ON-DMAND.

7. Privacy & Data Protection

We collect basic information (name, email, phone number, and property details) solely to facilitate our services and improve your experience.

  • Data is used for reporting, security, and service updates.
  • We do not sell your personal data to third parties.
  • Clients may request access to or deletion of their stored information at any time.

8. Compliance & Insurance

ON-DMAND, LLC is a registered Georgia business. We maintain comprehensive general liability and professional indemnity insurance to ensure your assets are protected while under our stewardship.

9. Governing Law

These Terms are governed by the laws of the State of Georgia, USA. Any disputes shall be subject to the exclusive jurisdiction of the competent courts in Hall County, Georgia.
